Your Biggest Do it Yourself Project

When I meet people and tell them what I do, I often hear, Oh, you are a motivational speaker, with some amount of assuredness in their voice. While I realize there are many speakers that people lump into this category (some who are my friends and mentors), I strongly disagree with that label.

Do I speak? Yes.

Can I inspire, challenge thinking, provide ideas, input, and encouragement (and in smaller settings), provide feedback? Yes I can.

Can I motivate? No I cant.

DIY

There is a channel on my television called DIY The Do It Yourself Network. On this channel you can learn how to make drapes, redo your landscape, take care of your yard, build a deck, make unique crafts, and much more. Many people must watch it, because it has been on my television for several years.Actually this doesnt surprise me. People want to learn how to do new things. They want to avoid the cost of the expensive plumber, carpenter or painter, and they like the pride that comes with seeing the results of their efforts.

If people do the things they learn about (rather than just watching) they are doing it because they are self motivated. No crafty, clever, or comical TV host has motivated them they have motivated themselves.

It is the same with our personal, professional and business projects we may work with others and need expert coaching, advise, counsel and encouragement, but in the end these are Do it yourself projects too.

Five Suggestions

Here are five things you can do to make your own improvement and growth and do it to yourself project.

1.Have a reason for doing. If your windows are bare, you know you need drapes. If your grill sits in the grass, you know you want a deck in your backyard. What is the reason you want to improve your skills or habits or achieve new results? Having a clear goal is the first step towards self motivation. If you watch the TV show because you are interested, but dont need that skill, you will just watch. If you listen to a great speaker or read their book and dont have a clear goal, youll get no more than an enjoyable experience.

2.Take action every day. You have your goal, your reason, so now take action. I cant take that action for you any more than Bob Villa, your boss or a family member can. Make a plan and get started. You dont have to carve out two hours in your already over crowded day, but do something. Take a step towards your self-improvement project every day. At least one thing, every day.

3.Put in the positive stuff. Many people who are learning to build that deck buy books, magazines, and software; go to the local hardware super center for classes and ask for advice, and much more. Are you putting anywhere near this amount of time, effort, and money into reaching your personal or professional improvement goals? Read or listen to the positive, uplifting material each day. Consider it inspirational fuel for your own motivation.

4.Lose the Losers. Do you have people around you who arent willing to invest in themselves? How much time are you spending with those who ridicule or put down your efforts? While you may not be able to remove these people from your life, you can reduce the impact their attitude has on you. Recognize how they negatively impact you and move on.

5.Turn off the TV. Yes, even football, I remind myself. Am I saying you should not watch any television? No, but TV is the major time stealer in our society and is a self reinforcing habit. Every show has commercials for other shows. So not only are watching others achieve their goals while we arent achieving ours, but we are being bombarded with messages about products we dont need and being convinced to watch even more. You will find as you watch less TV it gets easier to watch less. Why? In part because you wont know what is on!

The person who learned how to dry wall his own basement when asked why they chose to do it says something like, I figured no one would care as much about the quality of the job as I would, so I decided to learn myself. Besides, I have so much more pride in the results.

These are great reasons to do it yourself. Apply that same logic and reasoning to yourself. Dont ask me to motivate you. That is your job. Just like the expert on TV, I can help show the way and help you see that it is possible. But in the end, it is your life, your results, your project.Go out and Do it yourself.

In this second article about birds, bird watching and how to get them to flock to your humble abode, we're going to focus on how to get a flock of birds by planting certain flowers in your garden.

It isn't so much the flowers themselves that the birds are after but the seeds that these flowers produce. After all, this is what these birds eat and a hungry bird will never turn its back on a tasty seed. Well, there are certain flowers that produce seeds that birds are most after. We'll take a look at some of these.

Probably the most popular flower for attracting birds and the most successful is the King sunflower. Birds are absolutely crazy about sunflower seeds. That's why passionate bird feeders go out and buy bags of this stuff that are so heavy they can just about carry them.

Sunflowers themselves have become a very big business because of this. A bird flying over North or South Dakota would literally see thousands of acres of sunflowers, a very large portion of which is grown especially for bird seed. People from all over the United States buy these seeds, which makes this one of the largest industries in the Dakotas.

When planting your sunflowers at home try to plant them in an area that will get full direct sunlight. If possible try to make this also close to a window. You'll get a steady view of hungry birds coming down to feast.

If you don't want to use all your seeds in the summer and want to save some for winter to feed what birds may still be around, what you do is put a paper grocery sack over each seed head and tie it around the stem. Leave some of the flower heads uncovered so that the hungry birds will not try to peck through the paper. After the seed heads have dried cut them from the stems and place them in metal containers. This keeps the mice from getting to them. This will keep your seeds safe for winter feeding.

Other garden flowers that birds love are cosmos, snapdragon, zinnia, cockscomb, aster, and larkspur. After these flowers have bloomed don't cut off their heads. Let them dry right where they are. When winter comes your flowers will bloom again and with them will come a flock of finches and cardinals.

Now, if you're trying to attract hummingbirds the best flowers to plant are any nectar producing flowers, especially if they're red, pink or orange. Some of the hummingbird's favorites are honeysuckle, columbine, coral-bells, impatiens, foxglove, and red penstemon. In the summer, hummingbirds go crazy over scarlet bergamot, cardinal flower, hosta, gladiolus, salvia, and trumpet vine.

Hummingbirds like a nice drink with their seeds so make sure you have a bird feeder near by where they can quench their thirst. A good feeder is one that attaches to your window with suction cups. And don't worry about standing at the window when they come. They'll plop down for a drink even with you staring right at them.

Internal Linking with Footer Links and Anchor Text

Footer links are almost standard at the bottom of every Web page. They are placed there for a reason. Should the spiders not be able to fully crawl a site, or the visitor not be able to easily navigate the site, the footer links facilitate movement around the site.

Improve your site by using good keyword rich link anchor text, footer links are a real advantage to your site optimization efforts. In fact, the anchor text choice can enhance even the often neglected Home and About Us pages. At the very least, the anchor text for the home link should be Business Name Home. The anchor text for About Us should read, About Company Name.

You can say that more powerful link anchor text than the site title would be a better choice, at least use of the company name points those pages out clearly for the site visitor. If the company name includes a targeted keyword, some added search engine benefit is included as well. In any case, the better link anchor text will assist in maintaining the overall site theme. Note that the footer anchor text places some extra keyword density on the page.

The choice of wording for clickable links on the site map, the site menus, and the page footers should reflect the targeted keywords for the page that you link to. The link anchor text tells the search engines what is the important theme for the page being reached by the link. If the receiving page is targeted and optimized for red shirts, the link anchor text should reflect that goal.

Link text for blue shirts would only be half as effective, and should be reserved for linking to the blue shirts page. Dont use the link text of red shirts for the clickable link to any pages other than the red shirts page. Diluting the anchor text drops the total value to the receiving page by sending what amounts to mixed messages to the search engines. Keep the anchor text relevance clean and focused to the targeted page only.

The link anchor text is more effective if the page receiving the link has the anchor text in its title tags -- and even in the page unique URL. Of course, the on page content should include the keyword phrase at the appropriate density. The overall benefit is derived from the concentration of theme relevance. And the links of your site becomes more informative to the user.

These three are very confident that they can handle a lone striker or two forwards. They are also reliant on a good defensive midfield.

On the attack these players will play wide positions. On the defense these players will be more compact and allow the outside midfields to aid in the wider positions.

At times the inside mid-fielders will "show" for the ball. This creates an additional attack from the centre of the pitch as the mid-fielders become out let players. They are trying to convert the play by maintaining possession.

5, midfielders,

Two outside/wing players who dominate the sides of the field. They also act as attackers creating many scoring opportunities for their teams.

These are hard working players and a usually super-fit. However sometimes after a few runs on the side these can switch with inside players for a rest.

If this is possible, the team can keep their opponents confused and always looking for changing plays and positions.

This type of positonal play can not be defended by a man on man team defense. This requires a good zone defense and a constantly communicative team.

The 2 inside players are usually defensive in their roles but will become part of the attack when their team has possession. They will generally use the central midfielder to create plays and control the tempo of the game.

The single central midfielder is usually the one who makes the play and communicartes to the team the attacking possibilities.

This individual can also be considered the captal of the team.

Forwards;

These are the main ggoooooooooooalll scoring machines. The ones who react to the ball quickly and are able to shoot from any place on the field. These individuals are also trying to create space for each other and many more scoring opportunities.

To be effective they should work closely together as a team and pair. To this extent they are sometimes called "twin strikers".

They are also responsible for creating space by making the defenders mark them.

They make the defense leave their zonal resposibilities whereby taking them "out of the game".

The strikers also make the defenders tired because of the level of concentration that the defenders have to deal with.

Land Subdivision - $1.2 Billion Dollar Developer Tells You How To Do It

Land subdivision is a bit like helping Mom slice up her beautiful Apple Pie; its all so easy, when, like Mom, youve done it a few times. So lets see if we can get the ingredients for a land subdivision correct so you can do it right first time, OK?

Every city or town in the free world has a Town Plan and it comprises, not surprisingly, of plans or maps, usually with lots of different colors all over them, but also lots of words explaining what the colors mean as well as lots of Rules that tell you what you can do with land.

The colors indicate different zonings that your elected Council has decided upon. So say, Residential housing may be Yellow; high density housing like units, condos may be Pink; and industrial Orange, whatever. So you can see at a glance how the town plan is subdivided into land use categories.

Just as you cant build a house anywhere you like, you cant have a farm or a factory in the middle of a residential area either. So the first thing you must do is find out what is the Zoning of the land you own or are thinking of buying. Getting land Rezoned is another issue altogether.

Lets assume your land is zoned for residential housing. The Town Plan will tell you all the requirements you have to undertake for land subdivision. It will tell you the minimum Lot size allowed in a residential subdivision. It will tell you the distance in feet or metres you have to Set-Back each lot from the road, either internal and/or external, as well as the side boundaries of your land.

Now all that seems a bit complicated, but dont worry, there are professional land subdivision experts who will do all this work for you. Depending in what part of the world you come from, you will engage either an Engineer in the USA or a Land Surveyor in Australia, New Zealand, UK or Ireland to prepare you land subdivision plan.

Always engage one who does their main work in your area, because these are the professional where local knowledge is very important. They will know about soil conditions in your area, because they may have done several land subdivisions in the area already and completed soil testing.

They will also know about the provision of utilities like water supply, electricity, gas, telephone. All of these impact on the cost of your development. For example, if water reticulation is not available on your road frontage and the nearest water supply is a mile away, then you may have to pay for the cost of piping water that distance.

It is vital you know this information before you commit yourself to land subdivision costs and so the Engineer or Land Surveyor are very important not only at your investigation stage, but also when you proceed with the land subdivision planning application preparation and lodgment with your Local Authority. These guys will do all that work for you.

So what does all that add up to?

Yes, you should go the Local Authority in your area of the world that handles Town Planning and study their Town Plan. You may even be able to get a photo copy of that area of the plan that concerns your land. Read the local By-Laws about the type of land subdivision you plan to do.

Next, if you dont have a recommendation as to which Engineer or Land Surveyor to use, do as I suggest in my e-book, Residential Development Made Easy, go and interview several of them in your area. Remember, as you are low on experience, the interview is your opportunity to find someone with whom you feel comfortable on a personal level.

Do they talk down to you and treat you as though youre a mug? Are they information givers? Do they explain things to you? What land subdivision are they currently working on? Where is their most recently completed land subdivision?

You dont have the expertise in the profession, so use you own instincts. When you find one that suits you, Do Not start off your relationship, by attempting to haggle over the professional fees he proposed to charge you. If you have interviewed several professional you will know the range of fees charged, BUT you do not know the extent or range of work the firm has to carry out.

So to haggle with a professional based on such skinny information, tells the professional that they should avoid you by a mile. I have developed over $1.2 Billion worth of real estate and have never in my life haggled over a professional fee and the reason is simple.

First: I believe everyone is entitled to a profit from their endeavors, provided they do a good job.

Second: If you land subdivision financial feasibility study is so marginal that you have to save a few thousand dollars by screwing the fees of your professional consultants, then either you have a bad development or you are just a bad employer.

Third: I believe in incentive. I prefer to pay a guy more than he asks. Guess how he performs for me as opposed to clients who dont.

The Top Five NFL Stadiums

A good football stadium can make even a losing game not seem like a total loss. If youre not a fan of one of the top teams in the NFL then at least you may be a fan who gets to watch games in one of the top stadiums the NFL has to offer. Out of all 31 stadiums the NFL teams play in, one man went out and ranked them from best to worst. Thanks to Dan Pompei you can have an idea of where youd like to view a game.

Coming in first was Qwest Field belonging to the Seattle Seahawks. The stadium offers a beautiful view of Mount Rainier, Puget Sound, the Olympic Mountains, and the Seattle Skyline. From various points in the stadium a fan can view these attractions, along with the game. How does it get any better? The field isnt far from downtown Seattle so a fan does not have to go far to do some pre and post game partying.

The second best stadium belongs to the Tampa Bay Buccaneers. Raymond James Stadium has a layout all its own. From the palm trees in the end zone to the flags along the top of the stadium, this place really stands out. The north end zone also sports a 103 foot long pirate ship in Buccaneer Cove is what really separates this stadium from the rest. And for those fans who love sun, every part of the stadium gets it so no one is left in the dark.

Coming in third is Houstons Reliant Stadium. Since the dome is made from a fiberglass fabric, sun is a natural star in this stadium. Enough light is allowed in the stadium for it to have natural grass which the players seem to love and the game will be fun to watch whether the dome is open or closed.

In fourth place is Ford Field, home of the Detroit Lions. Ranked by Dan as the best indoor stadium ever, the brick and exposed duct work make this stadium feel like a trendy oversized loft that was converted from an oversized factory. With a seven story atrium and a connection to Hudsons warehouses, Ford Field was built like more of a workplace than a football stadium. Thanks to the Ford family, the field has really invigorated Detroits downtown area.

And finally, in fifth place comes Cleveland Browns Stadium in Cleveland, Ohio. With this stadium do you not only get to view a good football game but you can also travel a few minutes to view the Rock and Roll Hall of Fame and the Great Lakes Science Center. Even the architects felt they should let fans see some of the city by creating gaps in the seating bowl where fans can look upon downtown Cleveland. Also, with all of the glass in the stadium, a fan doesnt have to feel as confined as in other stadiums where all they see are other fans and the game.

Flashes of memory stream into my consciousness. They take me back thirty years plus. I was a boy then, a newcomer to a poor and tough neighborhood. My parents, of moderate means and daring to a fault, had decided to move there after my father had accepted an editing job in the federal government. They had taken a lease on a low-rent brick house, which was also run-down, covered in filth, and littered with trash. I do not mince my words: Previous tenants had been pigs that got along with bugs and rats.

The house has potential, my mother had said to reassure me, seeing that I was aghast at its sordid aspects. Its one redeeming feature, besides its solid construction, was a large woody front yard, neglected, allowed to become a large dumping ground, as weedy as it was woody, but potentially attractive and pleasant, to be sure.

My mother was a hard worker with a great deal of stamina, creativity, and tastefulness. She mastered the art of doing wonders with little money. After three months of intense labor which for the first week involved a carpenter and two garbage collectors plus two dump trucks the house was transfigured, quite presentable, even nice, much to my amazement. It now contrasted sharply, cuttingly, with the slums at the rear of the house and on the left of it. On the right was a school and at the front, across the street, was a nunnery on a large piece of land. My parents had conveniently focused their attention on these establishments, as if the good education and good disposition of their teachers and sisters could shield us from the evils of the slums.

Needless to say, they did not. Violence was rampant in this neck of the woods and I was elected punchbag with only one dissenting vote: mine! At the root of this violence was malevolence, which grows from resentment, after one has been subjected to mistreatment. As much as my family projected an image of distinction, the neighborhood boys were malevolent and violent toward me. To them this image of distinction was an act of humiliation; their feelings were hurt and it was natural for them to hurt me. Of course it is a lot worthier to elevate oneself than to abase someone else. It is also a lot harder, and nature spontaneously levels everything the easy way. Moral excellence relates to culture, is an acquired trait, by virtue of which a human is courageous and just, worthy of praise.

One winter evening, I was crossing the field next to the rink where I had played hockey, when a gang of hoodlums encircled me like a pack of wolves. There were six of them, one of whom a weakling who always relied on others to feel powerful lived three doors down, east of my house, across the back street. The leader stepped forward and turned around with a snicker. Hey shithead, come and kiss my ass. I was tempted to kick it, not kiss it. No thanks. Please let me go; I dont care for trouble. As I was finishing my sentence, one of the boys lunged toward me from behind and shoved me forward. I dropped my hockey equipment and braced myself to fight and suffer. I was big for my age, but big is small when outnumbered by six to one.

Again the leader took the initiative; the fight was on. With several thrusts, punches, and kicks, I repelled my assailants momentarily, until I was knocked and wrestled to the ground. Fists and feet hit me everywhere, nonstop, from all directions. Suddenly I heard a menacing shout and everyone slipped in a last blow before fleeing. A brave and kind man had caught sight of their misdeed and chosen to intervene, armed with a hockey stick. I was hurt but saved.

A few days later, still aching all over, I saw the weakling, alone by his house his hovel to be exact, which was covered with old imitation brick, torn in places, and infested with cockroaches, rats, and woodworms. His face was bruised and wet from weeping, as he screamed with rage, Fucking bastard, fucking bitch, fucking life, fuck, fuck, fuck! My anger was now tempered with compassion. I unclenched my fists, prompted by a desire to spare him. I could not demean myself to add pain to his pain, already so excessive that it overflowed in streams of tears and curses.

His father was an illiterate and idle drunkard who collected welfare and spent considerable time and money at the tavern. At home, slouching in an armchair, he forever watched TV and drank beer or liquor. When grossly intoxicated, he sometimes vomited before reaching the bathroom and, without cleaning up his mess, fell unconscious on his bed, the armchair, the floor, or wherever. He was also vulgar and brutal. He often battered his son and his wife, and heaped insults on them.

His wife was an abusive and sluggish woman who had grown obese from attempting to fill her inner void with chips, cookies, and pop. Day after day she wore the same tattered nightgown and constantly found reasons for bawling out her son and swiping him. She drove him insane, then used this insanity as another reason for persecuting him.

These two loathsome and pitiful parents rendered his life at home unbearable. He usually roamed the streets with fellow-sufferers from similar miserable and violent backgrounds. Together they ganged up and took their resentment out on other kids such as me. My aggressors, first, were victims.

My insight into the origin of violence came to me at that time and has never left me. I saw then and still see a victim in every aggressor. Some say there is such a thing as gratuitous violence, committed by individuals whose youth was favorable to all appearances. Violence for the sake of violence, an exercise in brutality at the expense of others, without provocation, past or present? I beg to differ.

Appearances are not a valid means of assessing someones youth, whose favorableness or unfavorableness is a subjective, not objective, matter. Circumstances have no value in themselves, but in relation to people who consider them favorably or not. Attitude is here the only relevant concept. Also, brutality cannot be exercised at the expense of others unless these others are viewed heartlessly as expendable. This heartlessness is greatly suspicious, unlikely to belong to someone who regards humans with favor, thanks to a feeling of solidarity, of mutual benefit.

In my opinion, aggressiveness is triggered by hostility, without which it is dormant: a mere potentiality incapable of harm. It may include an abnormal sensitivity or intellect that intensifies or alters someones perception of the environment. The fact remains hostility, as perceived by someone who feels painfully antagonized and proportionally victimized, is always a factor. Therefore, aggression cannot be dissociated from victimization, not only that of the victims but also that of the aggressors. These aggressors are victims of their sick minds or of the ill treatment they have endured. They deserve compassion, besides indignation.

They are liable to a punishment that ought to be effective and exemplary, not vengeful. Vengeance and violence are one and the same thing. Both are resentful and harmful. Both are reprehensible. The harm inflicted does not remedy the harm suffered; it simply compounds one harm with another, and invites yet another harm. It lengthens the chain of savagery from x (a frightening number of savage links) to x+1, potentially +2, +3, +4, etc., instead of breaking it and helping to free humanity from it. There is no worse slavery than savagery. The best course is to make every effort to get over a wrong and forgive it, while bringing the wrongdoer to justice.

In sum, justice should not serve to avenge people. It should serve to prevent crime and protect the public, by intimidating or incarcerating those who are a menace to others except under threat or behind bars. It should never push the severity of this mandate to the point of cruelty, in which case it would be a perversion of justice, an ominous sign of barbarity. On the contrary, it should be a jewel in the crown of civilization and foreshadow the coming of a better humanity, more consistent with its true nature and purpose in a word, more humane.

The difference between severity and cruelty is radical yet subtle; it must be emphasized. Cruel law enforcers delight in the punishments they inflict and readily overstep the mark. They are vicious and blameworthy, like the criminals they punish. Law enforcers who are severe, but not cruel, administer punishments reluctantly or regard them as a necessary evil they would gladly forgo if they could. They deplore the criminal element in society and strive to neutralize it through intimidation, or incarceration as a last resort, and preferably through reformation, a fundamental change of the criminal mind for the better. Their ideal, as unattainable as it is elevated, is the supremacy of justice without the institution of justice: no threats, no prisons, only people who deeply understand and freely exercise the principle of justice.

Impossible as this supremacy is, it is usefully pursued. The institution of justice can become less and less necessary for the manifestation of justice, which can become more and more customary. This progress depends on the wisdom and willpower of its proponents who make it their duty to educate, assist, and encourage potential followers. It also presupposes that these potential followers take an active part in this endeavor. They cannot be actual followers unless they welcome this education, assistance, and encouragement, and display intelligence and determination of their own.

How much can we collectively be civilized that is, mutually respectful and helpful, in the knowledge that this high goal can unite our wills toward a common good of colossal proportions? In other words, what is the ceiling of our possible civilization, which implies responsibility and solidarity, an elevation of life to love? Nobody knows the limit, so none should be set but the sky!

Generally, in a loving environment, human beings show humanity as naturally as fruit trees give fruit in the summer. Love is to these beings as sunshine is to these trees. It helps them grow into what they are meant to grow into (unless their nature is flawed from the start, which is an exception to the rule): beautiful and bountiful creations, as opposed to ugly and puny aberrations. Yet, beware of love; it can be possessive and manipulative, selfish and devilish! Yes, some angels have horns, unnoticeable at first sight under their pretty hair; their paradise is hell.

True love is in the image of God* (by God I simply mean the fundamental cause of everything. It brings us into existence and, within the limits of its might, supports us in our quest for fulfillment). It is a desire to nurture, not to capture. Under its divine rule, one always has the others best interests at heart. No one, however, should be supportive to the point of being an accomplice in someones oppressive or destructive acts of egocentricity, folly, or injustice. These evils should not be loved and served; they should be hated and combated.

Hate is legitimate toward them, whereas the people who embody them are worthy of love because they exceed them by their ability to do good. They are indeed greater than the sum of their evil ways; they include the power to improve them. Therefore hate is directed at these ways, and love at this power: It promotes the peoples ability to do good. What if a person who is oppressively or destructively egocentric, foolish, or unjust never responds to this love? In that case it is lost and the life of this person shamefully amounts to a waste of soul.

By a stroke of luck, my parents were bright and warm people who helped me blossom into a joyful and respectful individual. Their love was true and so was the love of many others who took part in my life. I was also lucky enough to be a good seed. I was a strong and healthy boy, extremely lively and moderately clever, cheery and gentle-natured, though impatient and self-assertive. In my eyes, until my family moved to the poor and tough neighborhood, civility was the norm among the members of society; it made sense. Barbarity, on the other hand, was a stupefying rarity. The abused weakling gave me an understanding of barbarity which was common in this neighborhood and replaced my stupefaction with commiseration.

* God, in the Genesis, is first and foremost the creative and ruling force of the universe. As such, it is unspecific and uncontroversial. People of different philosophical or religious persuasions recognize with one accord that the universe is as it is because it has the power to be so. This power can be called God, in the unspecific sense of the word. It provides a legitimate answer to the ultimate question, which is twofold: Why is there a universe instead of nothing, on the one hand, and why is there order in it instead of chaos, on the other hand? Essentially, it is a cause that accounts for the existence and the nature of everything, while its presence remains totally unaccountable. There is no point in trying to elucidate this mystery since, to this end, one would need to postulate another cause that would itself be unaccountable, and so on ad infinitum. Consequently, the cause that gives the universe the power to exist and evolve, according to laws, is best described as a prime and timeless cause that can be ascertained through its manifestation in the form of changing things and beings, but never explained.

The Packers collected $15,000 per man and the Chiefs $7,500-the largest single-game shares in the history of team sports at that time.

One of the earliest examples of a game similar to football existed in ancient China. Documents reveal that around 200 BC a game called Tsu Chu (literally 'kick ball') was played with two 30ft-high bamboo poles acting as goals.

Does a Non-Profit 501(c)(3) Realize Unrelated Business Taxable Income (UBTI) For Advertising?

Non-profit organizations which are exempt from income tax under 501(a) are subject to tax on unrelated business income. 501(b), 511. Unrelated business income is gross income derived by any organization from any unrelated trade or business, regularly carried on by it, less the deductions allowed. 512. An unrelated trade or business is a trade or business which is not substantially related (aside from the need of such organization for income or funds) to the purpose of the organization. 513. However, unrelated trade or business does not include a trade or business where substantially all the work is performed for the organization without compensation. 513(a)(1). See Rev. Rul. 75-201, 1975-1 CB 164.

The sale of advertising in a publication published by an exempt organization is an unrelated trade or business when the advertising activity is regularly carried on. Reg. 1.512(a)-1(f)(1). See also Rev. Rul. 73-424, 1973-2 CB 190.

Courts have held advertising revenue not to constitute unrelated business income in some circumstances. For example, in National Collegiate Athletic Assn. V. Comm., (1990, CA10) 66 AFTR 2d 90-5602, 914 F.2d 1417, 90-2USTC 50513, revg (1989) 92 TC 456, advertising revenue received by the NCAA from the sale of programs of its annually sponsored championship tournament was not unrelated business income where the tournament lasted less than three weeks and occurred only once a year.

IRS Chief Counsel strongly disagrees with the Tenth circuit. The IRS argues the state court should have taken into account the time spent soliciting the advertisements and preparing the advertising for publication. IRS announced it will continue to litigate the issue in appropriate cases. Action on Decision 1991-015, 7/3/91.

IRS distinguished NCAA where a state university received income from advertising placed in its football souvenir programs. Here, a significant time span was involved over which the activities were conducted. The football season lasted three months and the work in setting up the programs and soliciting adverting took even longer. IRS letter ruling 9137002.

Assuming that the journal is published periodically throughout the year, an exempt organization should not rely on National Collegiate Athletic Assn. The periodic publishing and on going solicitation efforts will likely constitute a unrelated business regularly carried on. See 512.

The court also held advertising revenue does not constitute unrelated business income in US v. American College of Physicians, (1986 S.Ct). In American College of Physicians, the court found that the advertising business contributes importantly to the universitys education program through the training of students.

Also, advertising revenue does not constitute unrelated business income if the advertising contributes to the organizations purpose. For example, publication of legal notices in a bar association journal contributes to the associations exempt purposes by promoting the common interest of the legal profession through providing a single source of information regarding legal events in the county and therefore, wouldnt result in unrelated business income. Rev. Rul. 82-139, 1982-2 CB 108. However, advertising revenue received by a bar association for ads place in its attorney directory are taxable income since the advertising is commercial in nature and represents an effort on the part of advertisers to maximize sales to a certain segment of the public. IRS Letter Ruling 9148054.

Similarly, magazine advertising revenues received by an exempt trucking association did not contribute to the associations exempt purposes where the advertising represented marketing efforts by the advertisers to sell their product. In this case, no systematic effort was made by the organization to advertise products related to the editorial content and no effort was made by the organization to limit advertisements to new products. Florida Trucking Assn Inc. (1986) 87 TC 1039.

It is clear that, with a few exceptions, advertising revenues received by a 501(c)(3) exempt organization will often generate unrelated business taxable income (UBTI).

How can grocery coupons cost you more than they save? When is whole wheat not really whole wheat? Why are some frozen foods better for you than fresh foods? Should you buy the small or large bananas? Read on for the answers.

Grocery Coupons

Coupons are designed to get you to buy something you weren't planning to buy. If the things you buy with them don't replace more expensive options, you spend even more instead of saving money. To save money with them, then, you should use them for products you regularly buy, or to try new brands that are similar in price to what you already use.

Some stores still offer to double the value of your coupons on given days or for temporary promotions. The key to saving money in these cases is to use as many coupons as you can, and buy the smallest sizes of the product that the coupons allow. This will almost always get you the lowest unit-cost.

For example, if you have a coupon for 50 cents off on dish detergent, and the store is doubling your coupons, you'll get 1 dollar off. If you buy the 38-ounce size, priced at $2.19, it will cost you $1.19, or 3.1 cents per ounce. However, if you buy the 18-ounce size, priced at $1.19, it will cost you only 19 cents! That's just a bit over a penny per ounce, or one third the cost. Sometimes you can even get a 99-cent item for free with a doubled 50 cent coupon.

Other Grocery Store Secrets

Read the labels and you'll see that sugar is showing up in almost everything. Most recently, it has been added to most brands of kidney beans, which used to be packed in just water and salt. Why? For the same reason it is added to peanut butter and many other products that don't need it for taste - it is cheap. Cheaper than the other ingredients, in fact. Due to government subsidies, there is so much cheap sugar that growers need to dump it into as many products as they can.

You will also notice that almost all packaged products have hydrogenated or partially hydrogenated oil in them. This is the stuff that is used to give mice heart disease when scientists want to study that disease! Fortunately, due to consumer demand, some brands, like Doritos, have stopped using it in some of their products. It is still in well over half of all packaged products, though.

Whole wheat is only whole wheat if it says exactly that. "Wheat flour," "unbleached wheat flour," and "wheat," all just mean some variety of processed white flour. "Wheat" bread is nothing more than white bread with enough whole grain thrown in to color it. "Wheat blend" pasta is yet another trick to make you think you're buying whole wheat.

Frozen fruits and vegetables, when tested against "fresh" fruits and vegetables, usually have more vitamin content. It makes sense. They are flash-frozen shortly after being picked, while the "fresh" foods are in trucks for days, exposed to heat and air. Then they sit at the grocery store for days, then in your refrigerator for days. Buying frozen fruits and veggies, then, can be healthier, and they are even cheaper at times, like when the particular fruit or vegetable isn't in season.

Grocery coupons aren't the only way to save money buying food. Store brands are often substantially cheaper, and guess what? Often they are really the name brands in disguise. Read the label and you may see something like, "Packed for ABC Grocery Stores by Kraft Foods, Inc." In any case, you can try the store brands, and if you can't tell the difference, why pay more?

Finally, what size bananas, eggplant and other fruits or vegetables should you buy? If they are sold by the piece, buy the biggest, to get the most for your money. If they are sold by the pound, buy the smallest. You'll still eat one banana at a time for a snack, right? The small ones might be half the price of the large, saving you money with every snack. When it comes to saving money shopping, there is more to it than grocery coupons.

Soccer players are athletes, but unlike a 100m runner where there is explosive speed for 10 seconds in a straight line, there are many other abilities that soccer players need to develop.

Here are 5 key soccer related speed abilities that you should develop in your players.

#1 - Speed of thought

Soccer players have a great deal to concentrate on. There senses are constantly being blitzed with information, which they need to quickly decipher. Here are some examples:

- Where opponents are positioned

- Actions of their team mates

- What's infront of them and their peripheral vision

- The conditions of the pitch and the weather

- The noise from team mates, crowd, coaches and opponents

- Their tactical position and the strategy of the team

#2 - Speed of anticipation

Some players have a great reading of the game. I have a friend who although he is now in his late 40's early 50's still plays regularly and competes well with players half his age!

How does he do this... because he's played soccer all his life at professional and international level he has built a huge database in his brain of playing situations, player characteristics, tactical situations etc. and he is able to draw on this which gives him superb speed of anticipation.

Sure for explosiveness and reaction times the younger players would win every time, but as the old saying goes..."the first couple of yards are in the head!".

So here it is important that players develop a knack of interpreting the actions of the opponents and what that means to the games development.

#3 - Speed of reaction

As mentioned in the last bullet, speed of reaction is vital.

Anticipation is one thing, being able to react quickly is another.

Consider the role of the goal keeper, their reaction time to a sudden shot, deflection, switch in angle of attack, flight of the ball must be very acute.

But how does a goal keeper react and what to? In this instance, the goal keeper will react to a number of external stimuli, here's a list:

- The visual element of the opponent with the ball, are they carrying it, have they got backlift as if ready to strike the ball, is the opponent in space and is their a clear line of sight on goal

- The auditory element, do they hear the strike of the ball, is it fizzing, does it take a deflection of a player (thud), a shout from a team mate, maybe a close opponent barracking the goalie " he's going to shoot!"

All of these stimuli will have an effect on the player.

Once stimulated the player should choose the best option available to them to react to that situation.

Again we will use the goalie;

If a shot is fizzing towards them low and hard, the pitch is wet and quick, and there are a number of players the ball has to go through before hitting the target, do they get down low anticipating a clear strike on goal, have quick feet and get their body in line with the expected flight path, do they dive towards the ball, kneel or hack the ball?

The answer to this question lies in the ability, confidence and experience of the player.

#4 Speed of feet

Here we are talking about the basic running / sprinting motor skills.

Initial explosion and acceleration are vital to covering the ground quickly. Speed of feet is without the ball, and since it is without the ball it is rarely in a straight line.

Therefore, as a players progress is often inhibited by other players they must adjust and change direction in relation to their team mates actions and those of the opponents.

Explosive speed is generated from the leg muscles stretching and contracting to achieve maximum power, but good running technique, driving through the arms and co-ordination are also vital.

#5 Skill speed

Watching a player run at pace and carry the ball is a truly awesome sight.

Sprinting full out while keeping possession and holding off any challenges from opponents to dribble and create an opportunity to shoot at goal is a tremendous ability.

This key skill though is still built on the last point which is speed of feet.

However, while a player may be very quick is only advantageous if their ball manipulation and technical skills are as up to speed as their pace (pardon the pun).

So, what can you do to help coach the 5 key speed principles?

#1 Speed of thought - enable players to make their own decisions, that means give them lots of opportunites to make choices. Condition games so that it forces them to think.

Play soccer games with them, don't just do drill work. By playing games they will also gain experience which help them build their database from which to draw on.

Keep them motivated, players will not think unless they are motivated and stimulated to do so. Finally, let them be free of any fear and stress of making wrong decisions.

#2 Speed of anticipation - play more soccer, coach them through the game.

Ask plenty of questions on how they are reading the game development.

Offer your insights into positions they have taken up in relation to opponents advances, both strengths and weaknesses.

#3 Speed of reaction - use reaction balls, have goal keeper starting positions with their back to play and react to shots, play rebounds off walls.

Try not to use your whistle or command as the key for the reaction as this wouldn't happen in a real game so don't practice this way.

#4 Speed of feet - always, always warm the muscles up before doing any speed work!

Do some sprints, keep it high intensity with short sharp bursts. Develop good running technique with the use of speed ladders and hurdles.

Try using some different starting positions to like standing, from a jump and land, on their back, on their stomach, incorporate turns, feints and directional changes.

#5 Skill speed - make your training as game related as possible, focusing on speed with the ball, movement, game related distances and challenge.

Besides skiing and snowboarding, the resort also offers ski blading, dog sleding, snowshoe tours, snowmobile tours, Nordic skiing, ice-skating and hockey. Another feature you shouldn't miss is the free, guided mountain tours.After playing in the snow all day, check out the recreation center. It has free weights, cardio equipment, aerobic classes, basketball courts, two climbing walls, and separate pools for adults and children. Relax in one of the two hot tubs, the sauna or the steam room.

Close to the mountain is the 136-year-old town of Breckenridge. With over 100 restaurants, 6 spas, 39 bars and clubs, 258 boutiques and 501 hotels and inns, there is something for everyone. On the mountain, there are also a variety of restaurants, pubs, and grab and go options so you can always get fueled up quickly, even if you don't want to go into town.

Perhaps the most unique and refreshing thing about this resort is their environmental policies. You can make a fortune in business without really trying, however, most people do nothing of the kind. Many more people try really hard and make little or nothing. Why does this happen. In many cases its because although they work hard, they fail to work smart. They expend far too much effort for meager returns. Perhaps this is you. Youve tried everything. Online business, offline business, eBay, you name it, youve tried it. Why has nothing worked?

It doesnt matter weather you are just beginning a home based business or have been running a business for years, there are certain things you must do in order to become successful. The first is planning. Its often been said that those that fail to plan, plan to fail. Do a business plan. A good business plan will cover all aspects of your business. It should include your service or product line, your marketing plan and a timeline for the future. You should have a good financial plan as well. Where will your revenue come from? Where will it go?

Do you need capital to begin or expand your business? If you plan on seeking financing, either from conventional sources, such as banks, or other sources such as private investors, they will want to see how you plan to spend their money. This will help them evaluate your chances of success. After all, your ability to repay the loan or increase the value of their shares depends upon how you will be using their money.

A business plan will also enable you to plan for contingencies so you can effectively deal with them. The more you can plan for risk, the better you will be able to mitigate them. You dont want to be waylaid by something unexpected that could cost you dearly. Youll never be able to anticipate all business problems, but you can plan for as many as possible.

The next thing you need to do is execute your plan effectively. Many great plans, in business, sports and war have been undone by poor execution. Youll probably need to make changes to your business plan due to unforeseen circumstances or opportunities. These are similar to the halftime adjustments made by a football coach. Its often the coach or business owner who makes better adjustments that is the most successful.

The third thing you must do is test everything. You should test your marketing and advertising to determine what gives you the best R.O.I. If you are doing pay per click advertising or other online advertising, you have an advantage in that you can very quickly see the results of any changes you make. Youll probably see big differences from small changes. For example, headlines can often give very different results from just one or two word differences. The only way youll know is through rigorous testing. Test different product mixes to see what sells the best to your market. Do lots of research and find a good niche to market to and then test, test, test.

These three things, planning, execution, and thorough testing combined with the resultant changes, can make you a fortune in your business. Failure to do any of these things properly can limit your profit and chances for ultimate success.

A beach party needs radical invitations, man! You can follow a surfer theme and use surfboard shapes or any beach theme motif from the party supply store. Other supplies like paper products for food and decorations can match your beach party motif.

Decorating can be fun. Buy plastic beach balls and blow them up to toss around your party, whether its inside or out. Buy an old fishing net and hang from the corner of one room. Fill it with sea creatures and marine life, or use it to put in pictures of the guest of honor. If your party is outside, truck in some sand for beach volleyball.

Use the sand and have a sandcastle competition. Give away personalized party favors to all the winners. Besides volleyball, other sand activities can be horseshoes, Frisbee and football.
